* Fujitsu Business Communications Systems signed a 10-year, $17-million lease for 146,482 square feet of industrial space at 9400 Jeronimo Road in Irvine. Jeff Chiate, Bob Griffith and Rick Ellison of Cushman & Wakefield represented Fujitsu. Landlord Irvine Co. represented itself. * San Diego-based Maple Hill Fontana Associates purchased a 280-unit apartment complex at 18215 Foothill Blvd. in Fontana from Annmar Springs Limited Partnership of Los Angeles for $11.6 million. Bill Roblero of Grubb & Ellis represented the buyer. The seller was represented by John Kalmikov, also of Grubb & Ellis.
* Albertson’s Inc., the Boise, Idaho-based grocery chain, purchased a 131,000-square-foot office building at 1421 Manhattan Ave. in Fullerton for $10.5 million and is slated to occupy the space early next year. The building will serve as a regional office for the grocer, which will relocate from Buena Park, according to Jack McNutt of Grubb & Ellis, who represented the buyer. Rick Warner and Darla Longo of CB Richard Ellis represented the seller, Hewlett-Packard Co. of Palo Alto.
* Sekisui TA Industries of Garden Grove acquired a 12.4-acre industrial site within the 36-acre Brea Corporate Park for $7 million from Southpark Matsushita Partners of Newport Beach and plans additional development at the site, which includes a 216,000-square-foot manufacturing plant. Sekisui TA, a subsidiary of Japanese chemicals manufacturer Sekisui Chemical Co., was represented by Brad Christian of Colliers Seeley. The seller was represented by Ben Seybold of CB Richard Ellis.
* Irvine-based Bascom Group acquired the 78-unit Newport North Apartments at 15811 Pasadena Ave. in Tustin for $6.5 million from Schroeder Pasadena Associates. Gary Tolfa of Investment Property Group represented the buyer and the seller.
* McLellan Estate Co. acquired a 112,007-square-foot business park at 12401-12411 Slauson Ave. in Whittier for $6.3 million from Koll Cornerstone Ventures of Newport Beach. The buyer and the seller were represented by George Hapsic, Mitch Zehner and Mike Hefner of Voit Commercial Brokerage.
* Franklin Publications Inc. of Gahanns, Ohio, bought a 26,211-square-foot office building at 11950 Santa Monica Blvd. in West Los Angeles from CBA Financial Inc. for $5.6 million. David Thind of Westmac Commercial Brokerage Co. represented the seller. The buyer was represented by Tony Dorn of Beitler Commercial Realty Services.
* BroadStream.com Inc., an Internet audiovisual streaming management company, signed a five-year, $2-million lease for 15,500 square feet of space at 21300 Victory Blvd. in Woodland Hills. Stephen L. Bay and Gregory P. Tippin of Insignia/ESG represented BroadStream.com. The landlord, Nomura Warner Center Associates, was represented by Scott Silverstein and Tom Specker of Charles Dunn Co.
