Managers of the employee retirement plan of Consolidated Electrical Distributors Inc. acquired a 72,000-square-foot office building at 18757 Burbank Blvd. in Tarzana from Burbank Boulevard through Dolphin Partners, an Irvine-based real estate investment firm. The principals did not disclose the purchase price, but sources estimated the price at $8.5 million. Dean Heck and Robert Gray of Beitler Commercial Realty Services represented the seller. Cheryl and Corbett Richmond of Capital Commercial/NAI represented the buyer.

* Anchor Pacifica Management Co. acquired an apartment complex at 4343 Ocean View Ave. in Montrose from Hillside Village Partnership for $7.1 million. David Elliott and Peter Hauser of Charles Dunn Co. represented the buyer. The seller was represented by Elliott, Hauser and Jerry Wang, also of Dunn.

* Kushner-Locke Co. signed a five-year $3.8-million lease for 23,000 square feet at 11601 Wilshire Blvd. in Los Angeles. Landlord Arden Realty Inc. was represented in-house by Troy Holme. Jim Travers and Jim Fish of Travers Realty represented the tenant.

* Arizona Land Associates, a Pacific Palisades-based investment group, purchased a 34,324-square-foot industrial building at 9920 Freeman Ave. in Santa Fe Springs for $2.3 million from H&H-SFS; of Newport Beach. George Schumacher and Jacquie Smith of Penta Pacific Realty represented the seller.

* L&Y; Joint Venture bought the Villa Raintree Apartments at 11905 Ferris Road in El Monte for $3.6 million from Raintree Equity Ltd. Ken Morgan and Jay Skenderian of Morgan Skenderian Investment Real Estate Group represented the seller. Roger Lee of Marcus & Millichap represented the buyer.

* M.C. Strauss Co. of San Diego acquired Glenoaks Plaza, a 32,275-square-foot retail and office complex at 401 S. Glenoaks Blvd. in Burbank for $3.4 million from Capurso of Burbank. Mark Evanoff and Michael Donatelli of Ramsey-Shilling Co. represented the buyer and seller.

* Koll Development Co. sold a 30,758-square-foot warehouse at Plantation Business Center in Industry to Hupa International, a manufacturer and distributor of sporting goods, for $2.1 million. Terry Evans, Scott Evans and Stuart Milligan of Cushman & Wakefield represented Koll. Steven Coulter of Seeley Co. represented Hupa.

* Tom Redfern & Associates acquired the 22-unit Verdugo Apartments at 1889 Alpha Road in Glendale for $2.1 million from Stuart Kaiser. Gregory Harris of Marcus & Millichap represented both the buyer and the seller.

* PEGH Investments purchased 17.5 acres of land at 5300 Fleetwood St. in Riverside for $2.1 million from Richard Hunsaker. The seller was represented by Dave Hunsaker, Chuck Noble and Gary Blum of Lee & Associates; Blum represented the buyer.

* Investment company Westwood Financial Corp. sold Hermosa Beach Plaza, a 5,663-square-foot retail center at Pacific Coast Highway and 5th Street in Hermosa Beach, to Los Angeles-based Isramex Associates for $1.2 million. Westwood Financial represented itself in the sale. The buyer was represented by John Walsh of Walsh & Co.

* Matsui International Inc. signed a five-year, $1-million lease for 36,126 square feet of warehouse and office space at 1501 W. 178th St. in Gardena. Matsui was represented by Bob Colacion and Patrick Cornejo of Gateway Business Properties. The landlord, Beniya Offset Corp., was represented by Hiroko Sugitani of Starts Realty.
