Pacific Palisades : Home-Building Restrictions

Los Angeles Councilman Marvin Braude has proposed that the city establish temporary restrictions on residential construction in an area bounded generally by Sunset and Chautauqua boulevards and Pacific Coast Highway.

The proposed restrictions would limit apartment and condominium projects being built within 50 feet of a single-family home to 30 feet in height, and projects being built between 50 and 100 feet from single family homes to 35 feet. They would also establish more stringent requirements for setbacks, parking and size of yards.

Braude said the restrictions are intended to prevent the construction of oversized residential projects near single-family homes, which residents complain deprive them of privacy and cast shadows on their homes. The temporary restrictions would eventually be replaced by permanent limits now being considered by the Planning Department, Braude said.

The proposed temporary limits must be reviewed by the city’s Planning Commission before being considered by the City Council. Braude said he expects the council to vote on the matter in about three months.
