Here are a few of the issues the commission will consider Monday.
PLANNING APPLICATION
Bedros Darkjian, representing property owner Ara Tchaglassian, is
requesting approval of a permit to build a car wash facility and a
development review for an automobile service building on 2015 Harbor
Blvd. The project meets or exceeds all code requirements. The
buildings are also visually appealing, according to planning staff
members.
WHAT TO EXPECT
It will probably be approved, since planning staff members believe
the use will not negatively affect other properties in the vicinity.
APPLICATION FOR PERMIT
Daniel Carlton, representing property owner Carl Reinhart of El
Camino Partners, is requesting modification of an existing permit to
discontinue the car wash and gas sales at 1045 El Camino Drive and
become solely an automotive repair facility.
WHAT TO EXPECT
Expect approval, since the property will be used less intensely
than before, and the added landscaping will enhance the generally
residential area.
SUBDIVISION APPLICATION
Property owner Kerry Smith is proposing to subdivide an existing
property at 120 and 122 Monte Vista Ave. into two parcels. Exceptions
to requirements for minimum lot width and lot area requirements are
needed to ease the subdivision. The new property line will divide the
driveway, so a permit is also being requested to allow the driveway
to be shared between the two new properties.
WHAT TO EXPECT
Approval is expected, since the subdivision will allow additional
homeownership opportunities. The development, even after the
subdivision is developed, satisfies the city’s residential
development standards and residential design guidelines.
